That the proposed building and accessory building are proposed to be faced with rock face <br />block which is in compliance with the architectural standards for the B-3 Highway <br />Business District. <br /> <br />o <br /> <br />That the proposed building and accessory building comply with the 35% lot coverage <br />restriction in the B-3 Highway Business District. <br /> <br />10. <br /> <br />That the site plan orientates the building on the Subject Property such that the retail use <br />fronts on Hwy. #10 and the mini-storage garages will be to the rear and adjacent to the <br />railroad tracks. <br /> <br />11. That if granted, the conditional use permit will/will not grant the Applicant special <br /> privileges that are denied by the City Code to other properties in the commercial area. <br /> <br />12. <br /> <br />That the proposed use will/will not be designed so as to be harmonious and appropriate in <br />appearance with the existing or intended character of the vicinity and will/will not change <br />the essential character of the area. <br /> <br />13. That the proposed increase in sign surface will/will not adversely impact traffic in the area. <br /> <br />14. That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br /> persons residing or working in the vicinity of the use or to the public welfare. <br /> <br />15. That the proposed use will/will not substantially adversely impair the use, enjoyment, or <br /> market value of any surrounding property. <br /> <br />16. That the proposed use will/will not be hazardous or disturbing to existing or future <br /> neighboring uses. <br /> <br />17. That the proposed use will/wili not create excessive additional requirements at public cost <br /> for public facilities and services, and it will/will not be detrimental to the economic welfare <br /> of the community. ~' <br /> <br />18.
