Also, we are <br />in receipt of the exterior building Elevations Plan (not signed or dated). We offer the <br />following comments: <br /> <br />General: The Plans propose the development of an office building, 1,880 square feet in <br />size, on Lot 2, Block 4, AlPaca Estates. <br /> <br />Zoning: The site is zoned B-3 Highway Business. Offices are a permitted use in this <br />district. <br /> <br />Lot Coverage: The site area is 69,745.06 square feet (1.6 acres) and lot coverage is <br />restricted to 35% or 24,411 square feet. The building is proposed to be 1,880 square feet <br />in size, which is approximately 2.7% lot coverage. <br /> <br />Utilities: The property is outside the Metropolitan Urban Service Area (MUSA). The <br />facility will be served by on-site sewer and well. <br /> <br />Setbacks: The plan meets the 35-foot front and rear yard building setbacks from <br />Riverdale Drive, and the 1 O-foot side yard building setback. Where a non-residential use <br />is adjacent to a residential use, the non-residential use must provide screening and a <br />minimum of a 40-foot wide landscaped yard along the boundary of the residential use. <br />The subject property is adjacent to residential property along the south property line. The <br />plan meets code requirements by providing the minimum landscaped area free of all <br />structures, storage, and off-street parking. <br /> <br />Screening: City Code requires screening consisting of plantings and landscaping, or a <br />combination of plantings, landscaping and fencing. The plan proposes to provide <br />screening using a chain link fence with privacy slats and to plant 12 coniferous trees in <br /> <br /> <br />
