CASE # I <br /> <br />Background: <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF MONARCH HOMES <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Brad Fritch of Monarch Homes has submitted a site plan for the development of an 1,880 <br />square foot office building on Lot 2, Block 4, Alpaca Estates. The following items are <br />enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated September 28, 1999 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The site is restricted to a lot coverage of 35% or 24,411 square feet; the 1,880 square foot <br />building equals a lot coverage of 2.7%. The location of the building meets all required <br />setbacks. The exterior walls are proposed to be a combination of maintenance free <br />aluminum siding and decorative brick or stone on the lower four feet of the front wall. <br />The aluminum siding is a deviation from the ali natural or pre-fabricated stone that Code <br />requires. However, this development is adjacent to a single family residential district and <br />Staff is supportive of the aluminum siding because it will blend well with the residential <br />construction to the south. <br /> <br />In accordance with City Code, all maneuvering and parking areas are proposed to be <br />paved with bituminous and finished with B-612 concrete curbing. The number of off- <br />street parking spaces complies with City Code requirements. <br /> <br />The 20 feet of green space required adjacent to all public roads is provided along <br />Riverdale Drive. When a non-residential use is adjacent to a residential use, Code <br />requires screening and a 40 foot wide landscaped area. The site plan provides the 40 foot <br />'no activity' zone along the south property line. Screening is proposed to consist of a <br />chain link fence with privacy slats and tree plantings along the south property line. Staff <br />has recommended substituting a wooden privacy fence for the chain link with slats as it <br />may be more compatible with the residential neighborhood to the south. <br /> <br />The waste storage and lighting plans comply with City Code. <br /> <br /> <br />
