DeLuca <br />14501 Nowthen Boulevard NW <br />Ramsey, MN 55303 <br /> <br />Re: Lord of Life Church Building Expansion Site Plan Review <br /> <br />Dear Mr. DeLuca: <br /> <br />We are in receipt of the plans prepared by Vanman Companies including the Site and <br />Landscape Plan (Sheet Al.l), Site Lighting Scan (Sheet El.0), Exterior Elevations (Sheet <br />A5.1), Grading Plan (Sheet Al.2) that are not signed or dated. We have also received the <br />perspective Aerial View of the preliminary design dated 10/16/99. City staff offers the <br />following comments: <br /> <br />General: The site plan proposes to expand the existing Lord of Life church building to <br />include a gymnasium (the."Multi-Purpose Room"), and possibly a youth room <br />("Alternate A-I"). The property is located at 14501 Nowthen Boulevard NW (County <br />State Aid Highway No. 5). <br /> <br />Zoning: The site is in the R-3U (Low Density Multi-Family-Urban) Residential Zoning <br />District. Churches are permitted'uses in all residential districts (except that no church is <br />permitted in a building designed primarily for residential use without first applying for <br />and obtaining a conditional use permit and that no church structure will be converted to a <br />commercial use upon the expiration of the occupancy and/or the conditional use permit <br />without obtaining a conditional use permit for the newly proposed commercial use). <br /> <br />Building Size: The existing building is 23,194 square feet, the proposed Multi-Purpose <br />Room addition is 35,206 square feet, and Alternate A-1 is 7,276 square feet for a total <br />building size of 65,676 square feet. <br /> <br />Lot Coverage: The site is 35.3 acres (1,537,668 square feet) in size. The maximum <br />building lot coverage is restricted to 35% for the principal building and accessory <br />buildings (538,183.8 square feet), and 20% for the principal building alone (307,553.6 <br />square feet). The proposed site development plan complies with City Code requirements <br />with 4.27% (65,676 square feet) principal building lot coverage. <br /> <br />¥? <br /> <br /> <br />
