Page 2 <br />Case #5 Site Plan Review <br />B & B Carpet <br /> <br />The City Engineer has reviewed the proposed utility plan for B & B Carpet and is <br />recommending discussion to occur between the City and Amcon Engineering over utility <br />installation. Issues such as specification, construction inspection, ownership, and <br />notification of the adjacent properties should be further discussed. <br /> <br />The proposed site has adequate landscaping and greenspace. Amcon has included <br />landscaping in front of the building and in-between the buffer of Highway # 10 and the <br />parking lot along with greenery on the East and West sides of the proposed building. <br />Staff feels the proposed landscaping and screening meets the necessary requirements of <br />the Business Highway district nature. <br /> <br />Overall, the showroom and warehouse use will mix well with the current surrounding <br />business uses and will be a large anchor for the proposed strip mall. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated November 30, 1999. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant site plan approval to the proposed B & B Carpet <br />showroom and warehouse business use contingent upon compliance with the City Staff <br />Review letter dated November 30, 1999. <br /> <br />PC: / 11/30/99 <br /> <br /> <br />
