City Engineer Jankowski stated that a compromise is proposed for access off' Highway 47 on a temporary basis until the intersection of 153rd Avenue is signalized. At that time access off. Highway 47 would be discontinued. The temporary access of Highway 47 would be fight-in only. Chairperson Bawden gated that he does not believe a convenience store will create more traffic than another business on that comer. Commissioner Jensen stated that since becoming a Commissioner, there have been six convenience stores approved with gas sales. Commissioner LaDue noted that ail convenience stores are profitable, busy and needed. Commissioner Jensen asked about a buffer zone between this proposed business and the R-3 zoning. Zoning Administrator Frolik stated that the small parcel now zoned B-1 is proposed to be rezoned to R-3 and act as a buffer to the adjacent single family residential area. Commissioner Deemer stated that he would support the application. He believes that a convenience store at this intersection would relieve the traffic at the intersection to the south. Motion by Commissioner Deemer, seconded by Commissioner Holland to adopt the findings of fact in the affirmative. Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, La]Due, and Thom& Voting No: Commissioner Jensen. Absent: Commissioner Terry. Motion by Commissioner lensen to add an additional finding of fact that states that traffic will increase in the area and cause congestion and traffic hazards. The motion died for lack ora second. Motion by Commissioner Deemer, seconded by Commissioner Holland to recommend approval of the rezoning of certain property at the southeast comer of the intersection of 153rd Avenue and Highway 47 from B-1 Business to B-2 Business and R-3 Urban Residential, case of Rademacher Companies, Inc., based on the findings of fact. Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, J'ensen, LaDue, and Thorud. VotingNo: None. Absent: Commissioner Terry. Case #6: Request for Sketch Plan Approval of Rademacher Addition; Case of Rademacher Companies, Inc. Zoning Administrator Frolik stated that the request is to split the parcel in the southeast quadrant of the intersection of Highway 47 and 153rd Avenue NW into Lot 1 and Outlot A, which will be held for future development.
