CITY OF RAMSEY DEVELOPMENT PERMIT JAMIE SHARP PIN 28-32-25-11-0008 On January 13, 1998, Site Plan approval was granted by the City of Ramsey ("City") to Jamie Sharp ("Permittee") to construct two commercial use buildings, one not to exceed 1,120 square feet and the other not to exceed 1,500 square feet ("Structures") to provide office, warehouse and garage space for his general contracting operation on the property which is legally described as follows: Lot 10, Block l, Pineview Estates 2nd Addition, Anoka County, Minnesota (the "Site") This approval is issued pursuant to Section 9.02.06 of the Ramsey City Code. The conditions of this approval are as follows: 1. STRUCTURE. The Structures shall be constructed in accordance with the preliminary building elevations prepared by KLH Drafting & Design consisting of two (2) sheets dated received by the City on January 7, 1998. 2. STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in accordance with the requirements of the State Building Code. 3. SITE PLAN COMPLIANCE. The Structure shall be sited on the Site as shown on the Site Plan submitted by the Permittee. Said Site Plan consists of one (1) sheet prepared by Swenson Land Surveying dated Deceber 8, I997, Revision Date 4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: Bituminous driveway Site grading Landscaping (Pine Tree Screen) Screening to consist of 3 rows of coniferous trees with a maximum spacing distance, of 12 feet and a minimum height of 3 feet; Fire lanes. (the "Required Improvements") 5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. i i I !
