<br />Introduction
<br />
<br />To project the demand for senior housing in Ramsey, we have examined growth trends and demographic
<br />characteristics for the municipality of Ramsey as well as Ramsey's Primary and Secondary Market Areas.
<br />Ramsey's Primary Market Area includes Ramsey, St. Francis and Bums Township and Ramsey's
<br />Secondary Market Area includes Anoka and Elk River. The market study areas were defined based on
<br />travel patterns, municipal boundaries, community interviews and our knowledge of the market areas for
<br />senior housing.
<br />
<br />This section presents data on population, household and employment growth, senior (age 55 and older)
<br />population and households, senior age distribution, senior households by race, senior household income,
<br />housing values for the Market Study Areas, and senior household type.
<br />
<br />Population and Household Growth Trends
<br />
<br />Table 1 shows population and Table 2 shows the number of households for the City of Ramsey and each
<br />Market Study Area for 1980 and 1990, 1997 estimates and forecasts for the years 2000 and 2010.

<br />Population
<br />
<br />The Primary and Secondary Market Study Area's population increased by 16,241 persons or 44.3 percent
<br />from 1980 to 1995, from 36,672 persons in 1980 to 52,913 persons in 1995. The City of Ramsey's
<br />population increased by 5712 persons or 56.66 from 1980 to 1995, from 10,093 persons in 1980 to 15,805
<br />persons in 1995. This is a very significant population increase for the City of Ramsey and the Market
<br />Study Areas.

<br />According to forecasts by the Metropolitan Council and Claritas, Inc. the Primary and Secondary Market
<br />Study Areas growth from 1995 to 2000 is expected to remain strong but will decline from the growth level
<br />of the 15 year period from 1980 to 1995. An increase of 6,787 persons or 12.8 percent is forecast for the
<br />Market Areas. Ramsey's population is projected to be 18,300 persons by 2000, an increase of 2,495
<br />persons or 15.8 percent from 1995.
