CITY OF RAMSEY DEVELOPMENT PERMIT AMCON WEST EXItIBIT ~ On March 10, 1998, Site Plan approval was granted by the CITY OF RAMSEY ("City") to AMCON CORPORATION ("Permittee") to construct a 69,440 square foot office, warehouse and manufacturing facility ("Structure") on the property which is legally described as follows: Lot 1, Block 2, Business Park 95 Fourth Addition, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: I. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 5 STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by Amcon Corporation and consists of one (1) Sheet dated February 6, I998. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan referenced above. The Required Improvements are as follows: Bituminous driveways, off-street parking and maneuvering areas Concrete curbing curbing around the perimeter of all bituminous surfaces Site grading in accordance with the Grading Plan prepared by John Oliver & Associates, Inc. February 20, 1998. Sod and seed Establishment of plantings in accordance with the Landscape Plan which consists of one sheet prepared by Amcon Corporation dated February 20, 1998, revision date Fire lanes The ("Required Improvements)".
