CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />AMCON WEST <br /> <br />EXItIBIT ~ <br /> <br />On March 10, 1998, Site Plan approval was granted by the CITY OF RAMSEY ("City") to <br />AMCON CORPORATION ("Permittee") to construct a 69,440 square foot office, warehouse <br />and manufacturing facility ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, Block 2, Business Park 95 Fourth Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />I. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />5 <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />Amcon Corporation and consists of one (1) Sheet dated February 6, I998. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan referenced above. The Required Improvements are as <br />follows: <br /> <br />Bituminous driveways, off-street parking and maneuvering areas <br />Concrete curbing curbing around the perimeter of all bituminous surfaces <br />Site grading in accordance with the Grading Plan prepared by John Oliver & <br />Associates, Inc. February 20, 1998. <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan which consists <br />of one sheet prepared by Amcon Corporation dated February 20, 1998, revision <br />date <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site.
