At this time we have entered into a <br />purchase agreement to sell an acre of this property to Casey' General Stores as a convenience <br />store site. lfwe are not able to split this property al this time we will loss this opportunity to sell a <br />portion of the property. <br /> <br />This property was acquired in 1968 for the evenlual subdivision and sale thereof. The city has <br />zoned the property as industrial precluding it being used as residential development property as <br />his property directly north of this was. We need to proceed with this sale and the eventual <br />development of the remaining property ('including the sale 1o the city of the well sites). <br /> <br />The properly across the highway is presently utilized for a convenience store, This corner that we <br />propose 1o split off.would be used in a similar manner. <br /> <br />The properly is presently zoned industrial, A business zoning would be required for the <br />convenience s tore similar to the zoning change made for the Casey's store on Industrial & <br />Sunfish Blvds. <br /> <br />Sec~ion 2 of this ordinance (preamble and purpose) is concerned with residential development <br />density, This proposal should not impact the concerns described in section 2. <br /> <br />Sylvia, please advise if anything further is required at this time.
