DRAFT 3/18/98 Exhibit C CITY OF RAMSEY DEVELOPMENT PERMIT PECK CONSTRUCTION, INC. On March 24, 1998, Site Plan approval was granted by the City of Ramsey ("City") to Peck Construction, Inc., ("Permittee") to construct a 61,700 square foot office and warehouse facility ("Structure") on the property which is legally described as follows: Lot 2, Block 1, Business Park 95 Seventh Addition the ("Site") This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. w e STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by Lampert Architects dated February 13, 1998. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan referenced above. The Required Improvements are as follows: a. Bituminous driveways, off-street parking and maneuvering areas b. Concrete curbing around the perimeter of all bituminous surfaces c. Site grading in accordance with the Grading Plan prepared by Charles W. Plowe dated February 13, 1998. d. Sodandseed e. Establishment of plantings in accordance with the Landscape Plan prepared by Lampert Architects dated March 13, i998. f. Fire lanes The ("Required Improvements)". FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from public roads. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located BUILDING FACADE. The Perrnittee agrees to construct ali building faces of the same material as listed on the Building Elevations prepared by Lampert Architects and dated February 13, 1998. FINANCIAL ASSISTANCE. The City shall be responsible to provide the financial assistance listed in Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the time a Certificate of Occupancy for the development property is issued.
