DRAFT 3/18/98 <br /> <br />Exhibit C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />PECK CONSTRUCTION, INC. <br /> <br />On March 24, 1998, Site Plan approval was granted by the City of Ramsey ("City") to Peck Construction, Inc., <br />("Permittee") to construct a 61,700 square foot office and warehouse facility ("Structure") on the property which is <br />legally described as follows: <br /> <br />Lot 2, Block 1, Business Park 95 Seventh Addition <br /> <br />the ("Site") <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />w <br /> <br />e <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan <br />submitted by the Permittee, which Site Plan was prepared by Lampert Architects dated February 13, 1998. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan <br />referenced above. The Required Improvements are as follows: <br /> <br />a. Bituminous driveways, off-street parking and maneuvering areas <br />b. Concrete curbing around the perimeter of all bituminous surfaces <br />c. Site grading in accordance with the Grading Plan prepared by Charles W. Plowe dated February 13, <br /> 1998. <br />d. Sodandseed <br />e. Establishment of plantings in accordance with the Landscape Plan prepared by Lampert Architects <br /> dated March 13, i998. <br />f. Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer and shall be designed so as to deflect light away from public roads. Bulbs emitting in <br />excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property <br />where such light source is located <br /> <br />BUILDING FACADE. The Perrnittee agrees to construct ali building faces of the same material as listed <br />on the Building Elevations prepared by Lampert Architects and dated February 13, 1998. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the financial assistance listed in <br />Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the <br />time a Certificate of Occupancy for the development property is issued.
