The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Preliminary site plan, floor plan, and building elevations <br />Drat~ Planning Commission meeting minutes dated 3/12/98 <br />Proposed findings of fact <br />Proposed conditional use pehnit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject <br />property. Staff attempted to notify properties within 500 feet of the request for conditional use <br />permit. <br /> <br />Observations: <br /> <br />The applicant is proposing to construct an office building for his concrete masonry business, with <br />extra office space that will be offered for lease. Hc is a/so requesting the ability to size the <br />building to allow for indoor storage of company vehicles, equipment and supplies. This <br />constitutes a warehouse use which is not a generally permitted use in the B-1 Business District. <br /> <br />The building size proposed (6,000 square feet) is in .compliance with the 35% lot coverage <br />restriction in the B-1 Business District. The exterior walls are proposed to be constructed of a <br />combination of concrete masonry units and vinyl lap siding. <br /> <br />The preliminary site plan identifies a furore outside storage area in the most westerly comer of <br />the site. The B-1 Business District does allow some outside storage but Staff would propose that <br />it be screened to a degree of 100%. <br /> <br />The Planning Commission conducted a public hearing on March 12,1998. <br /> <br /> <br />
