That the preliminary site plan also reveals a future outside storage area in the most westerly <br />coruer of the site that is proposed to be enclosed with a privacy fence; outside storage is <br />permitted in the B-1 Business District but is restricted to 10% of the lot area and not to <br />exceed an area equivalent to the area of the principal building. <br /> <br />9. That outside parking of trucks may be anticipated with the type of business proposed and the <br /> B-1 Business District does permit truck parking. <br /> <br />10. That the architectural standards in the business district require natural or prefabricated stone <br /> on building exteriors; any other material is subject to City Council approval. <br /> <br />11. <br /> <br />That the Applicant is proposing to construct the exterior walls with a combination of rock <br />face concrete masonry units and vinyl siding, which is comparable to or exceeds the <br />standards of other commercial buildings in the area, but requires City Council approval of the <br />vinyl siding. <br /> <br />13. <br /> <br />That the proposed use will/will not be unduly dangerous or detrimental to persons residing or <br />working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will/will not Substantially adversely impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />14. <br /> <br />That the proposed use will/will not be designed, constructed, operated, and maintained so as <br />to be harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and will/will not change the essential character of the area. <br /> <br />15. That the proposed use will not be hazardous or disturbing to existing or future neighboring <br /> uses. <br /> <br />16. That the proposed use will be a substantial improvement to the property. <br /> <br />17.
