At this time we have entered into a <br />purchase agreement to sell an acre of this property to Casey' General Stores as a convenience <br />store silo. lfwe are not able to split this property at this time we will loss this opportunity to sell <br />portion of the property. <br /> <br />This property was acquired in 1968 for the eventual subdivision and sale thereof. The city has <br />zoned ~.he property as industrial precluding it being used as residential development property as <br />his property directly north of this was. We need to proceed with this sale and the eventual <br />development of the remaining property (including the sale to lhe city of the well sites). <br /> <br />The property across the highway is presently utilized for a convenience store. This comer that we <br />propose to split offwould be used in a similar manner. <br /> <br />The property is presently zoned induslfial. A business zoning would be required for the <br />convenience s tore similar to the zoning change made for the Casey's store on Industrial & <br />Sunfi.~h Birds. <br /> <br />Section 2 of this ordinance (,preamble and purpose) is concerned with residential development <br />densily.
