CITY OF RAMSEY DEVELOPMENT PERMIT DIAMONDS SPORTS BAR AND GRILL On March 24, 1998, Site Plan approval was granted by the City of Ramsey ("City") to Diamonds Sports Bar and Grill, Inc., a Minnesota corporation, ("Permit-tee") to construct an 8,480 square foot square foot restaurant and bar ("Structure") on the property which is legally described as follows: Lot 1, Block 1, The Diamonds, Anoka County, Minnesota. the ("Site"). This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All .building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by New View Consmction, Inc. dated March 17, 1998, Revision Date ,1998. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: Site grading in accordance with the approved Grading Plan prepared by and dated ,1998. Installation of bituminous driveways, parking lots and maneuvering areas. Installation orB-612 continuous concrete curbing around the perimeter of all bituminous parking lots and drive aisles; bituminous curbing is permitted on the edges of the driveway Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. Landscaping in accordance with the approved Site Plan. ("Required Improvements)
