City of Ramsey
15153 NOW'I'H EN BOULEVARD N.W., RAMSEY, MINNESOTA S5303

PHON E (612) 427-1410
FAX (612) 427-S543
'i'DD (612) 427-8591

April 3, 1998

Ted Erkenbrack
925 Pierce Budcr Route
St. Paul, MN 55104

Re: Revised Site Plan Review for Northern Ah:gas

Dear Mr. Erkenbrack:

We are in receipt of a revised site development plan prepared by Morrison/Walijarvi
Architects, Inc. dated 11/05/97. The site plan submittal also includes revised landscape,
grading, exterior elevations plans by Morrison/Walijarvi, and drainage plan by Larson
Engineering of Minnesota. The plan proposes to construct a 31,372 square foot office
and warehouse facility and a future 11,156 square foot accessory building for Northern
Airgas in Business Park 95 7th Addition. We offer the following comments:

Building Size: The new plan shows aa increase in the office/warehouse building size
from 29,336 square feet to 31,372 square feet (+ 2,036 sq. frO.

Access: The previous plan showed that the separation between two accesses on Radium
Street would be 100 feet apart. Staff recommends a minimum of 150 feet separation, but
although 100 feet was less desirable, it was acceptable ia order that the northernmost
access would align with the drive on the west side of Radium Street. The new plan
shows that the separation has been reduced from 100 feet to 80 feet (- 20 feet). This
reduction is subject to the approval of the City Engineer.

Currently, McKinley Street terminates as a cul-de-sac, a portion of which covers the
southwest comer of the proposed site. The cul-de-sac is in process of being vacated to
facilitate a northerly extention of Radium Street.

The site plan shows two accesses to a 26 foot driveway which is located on what may
become the extension of McKinley Street to the east. This is acceptable to the City,
however, the 26 foot driveway will be considered a private driveway to be maintained by
the property owner until such time that the 80 foot ouflot is dedicated and improved as
McKinley Street.

/3/
