I <br /> i <br /> I <br />:1 <br /> I <br /> I <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br /> CASE # <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF APPLE RIDGE 4TH ADDITION; <br /> CASE OF OAKWOOD LAND DEVELOPMENT, INC. <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />The City has received a request from Good Value Homes (dba Oakwood Land Development, <br />Inc.) for final plat approval of Apple Ridge 4th Addition. The property is located west of T.H. <br />g47 at about 157th and 158th. The following items are enclosed: <br /> <br />a) Apple Ridge general location map e) City Staff Review Letter 5/6/98 <br />b) Proposed final plat f) Proposed final plat resolution <br />c) Approved preliminary plat g) Proposed development agreement <br />d) Approved phasing plan <br /> <br />Observations: <br /> <br />The property was rezoned to K-1 Urban Residential on June 10, 1997. The preliminary plat for <br />Apple Ridge approved on June 24, 1997 consisted of approximately 58 acres proposed to be <br />developed into 127 single family lots served by sanitary sewer and municipal water. The fzrst <br />phase consisted of 34 lots, the second was for 17 lots, the third for 24, and this fourth phase is for <br />21; for a total of 96 lots to date. <br /> <br />Access to this phase will also be from T.H. ~47, which is intended to be in place until north/south <br />streets within the plat are extended outside the plat to funnel traffic north to 160th or south to <br />.56th. The lots are proposed to be served by the westerly extension of 157th Avenue N.W., <br />which should be changed to 157th Lane N.W., and the northerly extension of Osmium Street <br />N.W. All of the lots exceed the 10,800 square foot minimum area requirement and the standard <br />drainage and utility easements have been provided around the perimeter of the lots, in addition to <br />the drainage easement required on Lots 6 and 7 of Block 2 in accordance with the approved <br />drainage plan. <br /> <br />On February 13, 1997, the Park Commission recommended that park dedication consist of a cash <br />payment which will potentially be utilized to acquire property in the area for a <br />neighborhood/community park <br /> <br />Recommendation:,{~ "~/~ ~~ <br />City S~aff recommends final plat approval. <br /> <br />Adopt Resolution #98-05-,~0~ grant final plat approval to Apple Ridge 4th Addition. <br /> <br />Revie. w Checklist: Copies To <br />City Engineer Planning Commission <br />City Attorney Park Commission <br /> Parks Supervisor <br /> <br />CC: 05/12/98 <br /> <br /> <br />
