Final Plat Review: Apple Ridge 5th Addition <br />May 6, 1998 <br />Page 2 of 3 <br /> <br />Lead Link: At the time of sketch plan and preliminary plat reviews of the subdivision, <br />residents of Halls Dover Acres had requested a lead link closure between their neighborhood <br />and Apple Ridge. The development agreement has been drafted to include a provision for a <br />lead link closure between the neighborhoods in the'event Council approves such a closure. In <br />the event CounciI disapproves the closure, this provision will be deleted from the <br />development agreement. <br /> <br />Drainage Easement~; The standard drainage and utility easements have been provided <br />around the perimeter of each of the lots. The drainage and utility easements on Lots 2, 3 and <br />4 of Block 2 are not consistent with the easement shown on the engineering plans. These <br />easements should be enlarged to be consistent with the engineering plans. Also, a total of 20 <br />feet of easement is required between Lots 15 and 16 of Block 2 to accommodate the <br />watermain looping between Neon and Osmium Streets. A 20 foot easement needs to be <br />dedicated between Lots 4, 9, 5 and 8 of Block 2 to accommodate a stormwater pipe. <br /> <br />Stormwater_Management Fee: The City has enacted a stormwater management fee at a <br />rate of $350.00 per residential lot. In the case of Apple Ridge, the stormwater management <br />fee will be utilized to help construct an outlet for Wetland #733W into which the subdivision <br />drains. Payment of this fee would be required prior to release of the plat for recording at the <br />County, <br /> <br />Park Trail Development Fee: The City has also enacted a trail development fee at a rate of <br />$100.00 per lot. Payment of this fee would be required prior to release of the plat for <br />recording at the County. <br /> <br />10. park Dedication: Park dedication shall be satisfied with a cash contribution per the <br /> recommendation of the Park Commission on February 13, 1997. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, May 12, 1998 at the Ramsey <br />Municipal Center to consider your request for final plat approval of Apple Ridge 5th Addition. <br />A copy of the case cover sheet and proposed development agreement is enclosed for your <br />information.
