It is my understanding that the City of Ramsey requested the developers to address the issues <br />of trip generation, trip distribution and the anticipated traffic impacts on adjacent residential developments <br />as a result of this new subdivision. <br /> <br />Trip Generation <br />The 141 single family residential units proposed in the Apple Ridge subdivision can be expected to generate <br />approximately I346 trips per weekday when fully developed. This volume is based on a trip generation rate <br />of 9.55 trips per dwelling unit for single-family detached housing, as shown on attached Exhibit B, as found <br />in "Trip Generation - An Informational Report by the Institute of Transportation", dated January 1991. <br /> <br />Impacted Collector - Arterial Street System <br />The collector-arterial street system, shown on Extu'bit C, sc~wing the proposed Apple Ridge development area <br />consists of: <br /> <br />State Trunk Highway//47 - a rural section, two-lane, two-my minor arterial roadway <br />running north-south along the eastern edge of the development; <br /> <br />County State Aid Highway (C.S.A.H.) #5 - Nowthen Boulevard - a rural section, two lane, <br />two-way minor arterial roadway nmning northwest to southeast about 1/4 mile west of the <br />west edge of the Apple Ridge development; and <br /> <br />County Road #57 - Sunfish Lake Boulevard - also a rural section, two-lane, two-way minor <br />medal roadway running north-south and intersecting CSAH fl5 (Nowthen Boulevard) about <br />500' south of the 157th Lane intersection. <br /> <br />The posted speed limit on all three (3) roadways in the proximity of the proposed Apple Ridge subdivision <br />is 50-55 mph. <br /> <br />The exisS, ng and projected traffic volumes along TH//47, as obtained from the "TH g47 Access and Corridor <br />Study" as prepared for the City of Ramsey by the SKF Consulting Group, Inc. and dated February 1996, are <br />as follows: <br /> <br />MANKATO, MN <br /> <br />FAIRMONT, MN <br /> <br /> 1 <br />SLEEPY EYE, MN BURNSVILLE, MN AMES, IA <br /> <br />LIBERTY, MO <br /> <br /> <br />
