The 1164 daily trips utilize 157th Lane, west of TH ff-47, to gain access to or from the Apple Ridge <br />subdivision represents 86.5% of all daily trips generated by this subdivision. The remaining 13.5% or 182 <br />daily trips generated by the Apple Ridge subdivision are accessing CSAH #5 via 157th Lane in the Hall's <br />Dover Acres residential development to the west. Likewise, an estimate 24 daffy trips generated in the Hall's <br />Dover Acres development can be expected to use the Apple Ridge subdivision streets to access TH ~47. <br /> <br />The proposed Apple Ridge subdivision development can be expected to generate about 1350 trips on a daily <br />basis when fully developed. And the proposed street layout encourages the vast majority of those daily trips <br />(about 1164 or 86.5% of all lrips) to remain entirely w/thin this plat before accessing TH ~47. The proposed <br />street layout also facilitates internal trips between adjacent neighborhoods without promoting external trips <br />through adjacent neighborhoods. <br /> <br />From a traffic engineering perspective, the most critical element of this proposed Apple Ridge development <br />is the ultimate design and construction cfa safe intersection along TH ~q47 at 157th Lane. I did conduct a <br />field investigation of the proposed TH ~47 - 157th Lane - Boy Scout Camp entrance intersection on Monday <br />evening, March 17th, and found there to be very good sight distance along TH//47 to both the north and <br />south.
