That the Applicants currently have 572 square feet of garage space, a 1,200 square foot <br />quansit storage building, and until a fire in January of 1997, a 1,800 square foot pole <br />building; for a total of 3,572 square feet of garage and accessory building space. <br /> <br />That the Applicants are proposing to retain the 572 square foot garage, replace the destroyed <br />pole building with a building measuring 2,820 sqflare feet (35' x 60 plus a 10' overhang on <br />either side -- 55' x 60', plus an 8' overhang credit = 47' x 60') and demolish the 1,200 square <br />foot quansit storage building, for a garage and accessory building space total of 3,392 square <br />feet; a 928 square foot overage under current standards. <br /> <br />9. That the Applicant's proposal reduces the total non-conforming accessory building square <br /> footage on the Subject Property by 180 square feet. <br /> <br />10. That Section 9.11.02 of the Ramsey City Code also states that the maximum single accessory <br /> structure size allowed on a 3 acre parcel is 1,600 square feet. <br /> <br />11. That the Applicants are proposing to construct a single accessory structure that is 2,820 <br /> square feet in size in order to replace two blighted structures totaling 3,000 square feet; this is <br /> a 1,220 square foot overage on the size restriction for any one building under current <br /> standards. <br /> <br />12. That the City has previously approved requests to exceed the total accessory structure space <br /> restrictions on a parcel, and in doing so, also approved overages in the single accessory <br /> structure size restrictions. <br /> <br />13. That Section 9.11.I0 of the Ramsey City Code states that in the rural residential district, <br /> persons may store and park their commercial vehicles and equipment on residential property <br /> provided the items can be stored indoors or in the side or rear yard on a surface of at least <br /> gravel in such a manner that the equipment and vehicles are screened to a degree of 75% <br /> from adjacent properties and the public right-of-way. <br /> <br />14. That the Applicant is a self-employed contractor with commercial equipment and vehicles <br /> that he wishes to store indoors in order to come into compliance with Section 9.11.10 of the <br /> Ramsey City Code. <br /> <br />15. That the proposed use will not adversely impact traffic in the area. <br /> <br />16. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br /> residing or working in the vicinity of the use or to the public welfare. <br /> <br />17. That the proposed use will not substantially adversely impair the use, enjoyment, or market <br /> value of any surrounding property. <br /> <br />18. That the proposed use will not be hazardous or disturbing to existing or future neighboring <br /> uses. <br /> <br /> <br />
