CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />RADEMACHER COMPANIES, INC. <br /> <br />On May 26, t 998, Site Plan approval was granted by the City of Ramsey ("City") to Rademacher <br />Companies, Inc., a Minnesota corporation, ("Permittee") to construct an 8,000 square foot <br />convenience store and a 2,160 square foot accessory car wash ("Structures") on the property <br />which is legally described as follows: <br /> <br />Lot 1, Block 1, Rademacher Addition, Anoka County, Minnesota. <br />the (" Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by E.M. Branstrom Associates Architects dated April <br />I4, 1998. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by <br />Hakanson Anderson Associates, Inc., dated March 4, t 998. <br />Installation of concrete driveways, parking lots and maneuvering areas. <br />Installation of B~612 continuous concrete curbing around the perimeter of all <br />concrete and/or bituminous surfaces. <br />Establishment of turf in areas disturbed during construction and in accordance <br />with the Site Plan. <br />Landscaping in accordance with the Landscape Plan prepared by E.M. Branstrom <br />Associates Architects, Inc., dated April 14, 1998, revision dated <br /> <br />("Required Improvements) <br /> <br /> <br />
