CITY OF RAMSEY DEVELOPMENT PERMIT RADEMACHER COMPANIES, INC. On May 26, t 998, Site Plan approval was granted by the City of Ramsey ("City") to Rademacher Companies, Inc., a Minnesota corporation, ("Permittee") to construct an 8,000 square foot convenience store and a 2,160 square foot accessory car wash ("Structures") on the property which is legally described as follows: Lot 1, Block 1, Rademacher Addition, Anoka County, Minnesota. the (" Site"). This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by E.M. Branstrom Associates Architects dated April I4, 1998. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: Site grading in accordance with the approved Grading Plan prepared by Hakanson Anderson Associates, Inc., dated March 4, t 998. Installation of concrete driveways, parking lots and maneuvering areas. Installation of B~612 continuous concrete curbing around the perimeter of all concrete and/or bituminous surfaces. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. Landscaping in accordance with the Landscape Plan prepared by E.M. Branstrom Associates Architects, Inc., dated April 14, 1998, revision dated ("Required Improvements)
