Definitions of market value and fee simple interest are <br />contained in the attached addenda section to this report. <br /> <br />A complete description of the subject real estate, comparable data used, and the analyses <br />that led to our damage estimates are retained in our file memoranda. The scope of this <br />appraisal involved the research and analysis of sales of properties considered similar to the <br />subject before and after the taking, to ascertain the impact on value to the subject that <br />results from the taking. We also researched and analyzed zoning, neighborhood, market <br />and other data deemed pertinent to our preliminary value estimates for the subject real <br />estate. <br /> <br />This restricted appraisal report presents an estimate of damages to the subject property that <br />results 'from the taking by the City of Ramsey. This report has been prepared in <br />conformity with the requirements of the Uniform Standards of Professional Appraisal <br />Practice (USPAP) adopted by the Appraisal Standards Board of the Appraisal Foundation <br />and the Code of Professional Ethics and the Standards of Professional Practice of the <br />Appraisal Institute. <br /> <br />This restricted report is subject to the appraiser's certification and limiting conditions which <br />are attached, and to the following specific requirements, assumptions, and limiting <br />conditions: <br /> <br />The valuation of the subject property assumes an "as is" land status and <br />condition as described either within this appraisal report or our file <br />memoranda. <br /> <br /> <br />
