Wig respect to the request to eliminate the 30 tree plantings required along the Highway #10
corridor, the Planning Commission recommended that the number of trees to be planted be
reduced from 30 to 18 and that they be planted along the west property line to intensify the visual
and noise screening from the Alpaca Estates residents. The basis for this recommendation to
reduce and relocate the number of tree plantings is based on the fact that, through a self-imposed
change in construction methods, numerous trees were preserved on the site especially on the
Highway #10 corridor and the Commission did not feel it was a priority to screen the facility
from Highway 10

The following items are enclosed:

a)
b)

Site location map
Modified site plan identifying accessory building location

Recommendation:

The Planning Commission has recommended approval of the proposed accessory building in
accordance with City Code. The interpretation of the motion is that the Planning Commission
recommends approval of the additional building and its size but that a wood versus natural or
prefabricated stone exterior finish is a Council decision.

The Planning Commission also recommended approval of that part of the landscape plan that
would reduce the number of required tree plantings from 30 to 18 and relocate them from the
north to the west property line. It is hopeful 'that expedient action on the part of City Council
with respect to this part of the landscape modifications will allow the developer to plant these
trees prior to ground freeze.

Council Action:

Motion to approve/deny the modification to the site plan for the Diamonds Sports Bar & Grill to
include a wood/natural or prefabricated stone sided accessory building for equipment storage.

Motion to approve/deny the modification to the Diamond Sports Bar & Grill landscape plan to
substitute the 30 tree.plantings required on the north property line to 18 on the west property line.

Review Checklist:
Community Development Director
Community Development Assistant

CC: 10/13/98

I
I
I
I
I
I
I

I
I
I
I

I
I
I
I

I
