The City of Anoka is the property owner and developer, and is in the process of selling the <br />property with development anticipated approximately as shown. The owner and end user of the <br />lot is not yet final. We anticipate property closure prior to next spring for possible 1999 <br />construction. <br /> <br />At this time we are seeking Anoka County review and input into the developmental sketch so <br />that any necessary work in or adjacent to the County road can be properly planned. The sketch <br />shows two access points to CR 116. Both are required to provide a fire access lane around the <br />building, The two access points also act to separate truck access and circulation from employee <br />and customer access. Neither driveway is aligned with existing Krypton Street located in the <br />City of Ramsey, The east driveway is shown 170 ft from Krypton Street. An attached sketch <br />shows new eastbound turn lanes for CR 116 which could be constructed concurrent with the <br />development, The sketch also shows potential for a westbound by-pass lane. Please review the <br />area and recommend features to f'rt both initial and long range plaflning, ' <br /> <br />We also. request confirmation of pfanning. As per our recent phone discussion, it is my <br />understanding that County Road 118 is planned to be 4-lane undivided roadway, likely with a <br />rural section and paved shoulders. I also understand that the timing for road improvements is <br />uncertain and is beyond current programming. Any curb and gutter would be a local (city) <br />option and is unlikely.
