The plan proposes to construct an office/warehouse facility on Lot 2 of <br />Block 1 in the Business Park 95 Fifth Addition. The following items are enclosed: <br /> <br />· Site location map <br />· Site plan <br />· City Staff Review Letter dated October 30, 1998 <br />· Draft Planning Commission meeting minutes <br /> available at the meeting) <br />· Relevant page of the City's standard TIF <br /> agreement <br /> <br /> dated November 2, 1998 (will be <br />agreement and Exhibit C to the TIF <br /> <br />Observations: <br /> <br />The office warehouse use is consistent with the permitted uses in the Business Warehouse zoning <br />district. The site plan proposes a 20,832 square foot building, which is in compliance with the <br />35% lot coverage restriction. The building does not exceed the 35 foot height restriction and the <br />exterior walls are proposed to consist of concrete masonry units. <br /> <br />The plan shows two accesses onto 140th Avenue, which is acceptable. Code requires a <br />minimum of 1 loading berth; 4 loading docks are proposed on the rear or south wall and I <br />overhead door is proposed on both the east and west ends of the building. It doesn't appear that <br />the overhead doors on the east and west ends of the building have enough maneuvering area for <br />tractor/trailer rigs. In accordance with City Code, all driveways, parking areas and loading areas <br />are proposed to be surfaced with bituminous and finished with B-612 concrete curbing. <br /> <br />Three waste storage areas are proposed and the construction materials are painted concrete block <br />with cedar gates. This is consistent with the 100% screening requirement in City Code. <br /> <br />The Landscape Plan complies with the 20 foot wide landscape area requirement along 140th <br />Avenue. Staff has suggested, and the developer has agreed to the addition of a couple of trees on <br />the east and west property lines to intensify screening activity at the overhead doors. <br /> <br />The Lighting Plan appears to comply with City Code requirements; fixture diagrams will have to <br />be submitted for review and approval. <br /> <br /> <br />
