I <br />I <br /> <br /> I <br /> I <br />I <br /> I <br /> I <br /> I <br /> i <br /> I <br /> I <br />:1 <br /> I <br /> I <br /> I <br /> <br /> I <br /> I <br /> I <br /> <br /> CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES <br /> <br />EXHIBIT C <br /> <br />On November 10, 1998, Site Plan approval was granted by the City of Ramsey ("City") to Sharp and Associates <br />("Permittee"), to construct a 20,832 square foot office and warehouse facility ("Structure") on the property which is <br />legally described as follows: <br /> <br />Lots 2, Block 1, Business Park 95 Fifth Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site as shown on the <br />Site Plan submitted by the Permittee, which Site Plan was prepared by Larnpert Architects and dated <br />October 24, 1998. <br /> <br /> .:. <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan <br />referenced above. The Required Improvements are as follows: <br /> <br />Bituminous driveways, off-s~'eet parking and maneuvering areas <br />Concrete curbing curbing around the perimeter of all bituminous surfaces <br />Site grading in accordance with the Grading, Erosion Control and Utility Plan prepared by Charles <br />Plowe dated October 22, 1998. <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan prepared by Lampert Architects <br />dated October 24, 1998, Revision Date <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. <br />shall be as directed by the City's Fire Chief. <br /> <br />The exact location of these items on the Site <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer and shall be designed so as to deflect light away fi.om public roads. Bulbs emitting in <br />excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible fi.om off of the property <br />where such light source is located <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of the same material as listed <br />on the Building Ele{,ations prepared by Lampert Architects and dated October 24, 1998. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the financial hssistance listed in <br />Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the <br />time a Certificate of Occupancy for the development property is issued. These payments will be made only <br />if all property taxes, City fees and charges on the property are current. <br /> <br /> <br />
