G. Public Facilities to be Constructed. <br /> <br /> Public facilities constructed within the Development District will be financially <br />feasible and compatible with the City's long range development plans. The City may <br />construct or help finance street, utility and recreational improvements when such <br />improvements will further the city's objectives for the Development District. <br /> <br />H. Proposed Reuse of Property. <br /> <br /> While significant private development has occurred within the Development <br />District, many undeveloped parcels remain. In addition to the major street and utility <br />improvements previously authorized, the City may carry out all actions that it finds <br />necessary to facilitate private development of the Development District in accordance with <br />this Program, the Act, the TIF Act, the Comprehensive and any special planning studies. <br /> <br /> Activities the City may undertake include, but are not limited to: acquisition of <br />property for resale to private developers at a reduced cost; assistance in financing sewer, <br />water and drainage improvements; and development site preparation. The City will <br />evaluate development proposals on a cae-by-case basis. <br /> <br /> More specific development proposals are set forth in the TIF Plan for each TIF <br />District within the Development District, which are incorporated herein by reference. <br /> <br />I. Development District Financing. <br /> <br /> Public development costs in the Development District will be financed with tax <br />increment from all TIF Districts, though the City may use other available sources of <br />financing, if any. <br /> <br />J. Relocation. <br /> <br /> No relocation is presently anticipated. However, the City accepts its responsibility <br />for providing for relocation pursuant to Section 469.133 of the Act. If relocation is <br />necessary, provisions will be made in accordance with Minnesota Statutes, Sections 117.50 <br />through 117.56, inclusive. <br /> <br />K. Administration of Development District. <br /> <br /> Maintenance and operation of the public improvements in the Development District <br />will be the responsibility of the City's Executive Director (Administrator). Each year the <br />Administrator will submit to the City Council the maintenance and operation budget for the <br />following year.
