The Building Elevations include <br />lighting fixture locations. All the plans submitted are prepared by Structural Buildings. <br />We are also in receipt of a lighting fixture diagram and application data for an area cutoff <br />flood light. We have not received the Grading, Drainage Plan and Soil Erosion Control <br />Plan. We offer the following comments: <br /> <br />General: The plan proposes to develop an office/warehouse building on Lot 4, Block 1, <br />Gateway North Industrial Park generally located on the southwest comer of 143rd <br />Avenue NW' and Jaspar Street NW. <br /> <br />Zoning: The site is in an Industrial (I) zoning district. An office/warehouse operation is <br />a permitted use in Industrial districts. <br /> <br />Building Size: The proposed building is 6,528 square feet. <br /> <br />Lot Coverage: The site is approximately 1.9 acres in size. Lot coverage is restricted to <br />35% (approximately 28,300 square feet). The proposed building complies with City <br />Code requirements with approximately 23.1% (6,528 square feet) coverage. <br /> <br />Access: The plan proposes to have one access to I43rd Avenue and two accesses to <br />Jaspar Street. Two accesses to the parking lot are 20 feet wide, the southern access onto <br />Jaspar Street that leads into the outside storage area is 36 feet wide. <br /> <br />¥3 <br /> <br /> <br />
