CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />NORTH COUNTRY CONCRETE <br /> <br />On December 15, 1998, Site Plan approval was granted by the City of Ramsey ("City") to North <br />Country Concrete, Inc. ("Permittee") to construct a 6,592 square office/warehouse ("Structure") <br />on the property which is legally described as follows: <br /> <br />Lot 4, Block 1, Gateway North Industrial Park, Anoka County, Minnesota. <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />o <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan (Sheet 1 of 2) prepared by D'Heilly Engineering & Assoc. Inc., <br />dated <br /> <br />o <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer and consistent with the approved Grading & Erosion Control Plan <br />prepared by D'Heilly Engineering & Assoc., Inc., dated ., 1998. <br /> <br />4 <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />ao <br /> <br />Site grading in accordance with the approved Grading Plan prepared by <br />D'Heilly Engineering & Assoc., Inc., dated ,1998. <br />Installation of bituminous driveway and customer/employee parking lot. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Installation of a Class II staging area on the south side of the Structure. <br />Establishment of turf in areas disturbed during construction and in accordance <br />with the Site Plan. <br />Landscaping in accordance with the approved Site Plan prepared by D'Heilly <br />Engineering & Associates, Inc., dated ,1998. <br /> <br />("Required Improvements") <br /> <br />o <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br /> <br /> <br />
