REQUEST FOR SITE PLAN REVIEW; CASE OF JAMIE SHARP <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Jamie Sharp is requesting site plan review to construct' a general contractor's <br />office/warehouse facility in the Pineview Estates 2nd Addition PUD. This PUD is zoned <br />for a combination of residential and commercial uses. The following items are enclosed <br />for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed site plan <br />City Staff review letter dated December 19,1997 <br /> <br />Observations: <br /> <br />Jamie Sharp is proposing to construct a 1,064 square foot commercial structure to house <br />his general contracting business, Cedar Ridge Homes. Jamie is a full service general <br />contractor providing home construction, insulation, landscaping, carpeting and appliance <br />options to his clients. The business portion of his site development exceeds the 200 foot <br />setback from the front property line requirement. In accordance with the covenants, 3 rows <br />of pine trees are proposed to be planted to screen the commercial operation from the <br />residential portion of the property and the public road. <br /> <br />Lot coverage on the commercial portion' of the property is restricted to 35%; the site plan <br />proposes a .02% building coverage. The building will have a cedar front with vinyl siding <br />on the remaining walls. <br /> <br />Access will be from 149th Avenue N.W. and in accordance with the covenants, the <br />bituminous driveway will be developed along the common property line with Lot 9. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the site plan. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant/deny site plan approval to Mr. Jamie Sharp's <br />site plan for Lot 10 in Pineview Estates 2nd Addition PUD contingent upon compliance <br />with City Staff review letter dated December 19, 1997. <br /> <br />Review Checklist: <br />City Engineer <br /> <br />PC: 01/06/98 <br /> <br /> <br />
