CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF PETERSEN ADDITION; <br />CASE OF DAVID PETERSEN <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />David Petersen is requesting sketch plan review to subdivide his parcel on Hwy. #10 into two <br />lots. Lano Equipment plans to purchase what is shown as Parcel A and transfer their business to <br />that site. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Certificate of Survey showing proposed split <br />City Staff review letter dated January 30, 1998 <br /> <br />Notification: <br /> <br />No public notification is required for the minor subdivision to subdivide the subject property. <br /> <br />Observations: <br /> <br />The property is approximately 5.9 acres in size. The alignment of the split is located so that <br />existing buildings on the property will meet the side yard setback from the new common <br />property line. Both of the lots greatly exceed the 1/2 acre minimum lot size and 150 foot <br />minimum lot depth requirements; one lot will be 3.5 acres and the other will be 2.4 acres. It is <br />proposed that the lots will have access to Hwy. #10 from existing accesses. The plan has been <br />forwarded to MnfDOT for review and comment. <br /> <br />The standard drainage and utility easements need to be provided around the perimeter of the lots. <br />The City Engineer is requiring that a 20 foot easement be provided along the entirety of the <br />common property line of the two lots to facilitate futUre looping of municipal water service <br />through the property. <br /> <br />The plat does not create any new buildable lots and therefore no park dedication will be required. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Petersen Addition and recommend that City Council grant final <br />plat approval. <br /> <br />Review Checklist: <br />PC: <br /> <br />City Engineer <br />02/03/98 <br /> <br /> <br />
