The sketch plan consists of a Certificate of Survey prepared by Hakanson <br />Anderson Associates, Inc. dated January 19, 1998, revision date January 21, I998. We offer the <br />following comments: <br /> <br />General and Zoning. The plat is approximately 5.9 acres in size and wilt consist of 2 <br />commercial lots, both of which are currently occupied with principal and accessory <br />buildings. The property is zoned B-3 Highway Business. <br /> <br />Lot Sizes and Dimensions. The minimum lot size in the B-3 Highway Business District <br />is 1/2 acre. The proposed lot sizes are 3.5 acres and 2.4 acres, which is in compliance <br />with City Code. Both of the lots meet the minimum 100 foot lot width and 150 foot lot <br />depth requirements. The alignment of the split is located so that existing buildings will <br />meet the side yard setback requirement from the new common property line. <br /> <br />Access to Lots. The plan has been forwarded to Mn/DOT for review and comment. <br />Both lots are proposed to retain existing accesses onto Hwy. #10 and it is anticipated that <br />the State will require dedication of the remaining fight-of-access. Mn/DOT may also <br />request the dedication of additional highway right-of-way. <br /> <br />Drainage and Utility Easements. The standard 10 foot (5 feet on common property <br />lines) drainage and utility easements have not been provided around the perimeter of the <br />lots. The final plat should include these easements. Although the subdivision does not <br />require the installation of sanitary sewer and municipal water services, the City Engineer <br />is recommending that a 20 foot drainage and utility easement be provided on the common <br />boundary of the two lots to facilitate future looping of sewer and water through the <br />property. <br /> <br /> <br />
