REQUEST FOR REVISED SITE PLAN APPROVAL; <br />CASE OF AMCON CORPORATION <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />CAS # 2.. <br /> <br />Background: <br /> <br />The City of Ramsey has received a revised site plan for approval from Amcon Corporation. The <br />plan approved in 1997 was for a 49,390 square foot office, manufacturing and warehouse facility <br />on Lot 1, Block 2, Business Park 95 4th Addition. The approved plan included a future <br />expansion of approximately 20,000 square feet. The developer has made a decision to construct <br />the entire structure in one phase and thus the site plan approval needs to be amended for a 69,440 <br />square foot facility. Chem-C-raphies will be the anchor tenant in this multi-tenant facility. The <br />following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />1997 Site plan <br />Revised Site Plan and memo from Amcon dated February 26, 1998 <br />Staff review letter dated April 27, 1998 <br /> <br />Observations: <br /> <br />The site is proposed to have three accesses onto McKinley Street; the easterly one for truck <br />traffic and the other two for customers/employees. The site is approximately 5.3 acres in size <br />and the proposed structure does not exceed the 35% building coverage restriction. The building <br />is also in conformance with height and setback restrictions and will consist of pre-cast concrete <br />panels. In accordance with City Code, there will be a 20-foot wide landscaped area along <br />McKinley Street. The current plan and future build out plan is in compliance with the 10% green <br />space and 85% impervious surface restrictions in the Business Park 95 Covenants. <br /> <br />The memo from Amcon estimates that a minimum of 98 parking spaces will be required at the <br />site ultimately. The site plan shows 83 being provided initially and the potential for 99 more, for <br />a grand total of 182. The driveways, loading areas and off-street parking areas are proposed to <br />be surfaced with bituminous and finished with B612 concrete curbing. <br /> <br />The Grading and Drainage Plan submitted in 1997 is still acceptable based on the increased <br />building size. <br /> <br />The Site Plan package is deficient of a Landscape Plan and a Lighting Plan with fixture <br />specifications. Waste storage areas are proposed to be accommodated inside the building. <br /> <br />The revised site plan will also be submitted to the Business Park 95 Architectural Review Board <br />for review. <br /> <br /> <br />
