The site plan submittal also includes revised landscape, <br />grading, exterior elevations plans by Morrison/Walijarvi, and drainage plan by Larson <br />Engineering of Minnesota. The plan proposes to construct a 31,372 square foot office <br />and warehouse facility and a furore 11,156 square foot accessory building for Northern <br />Airgas in Business Park 95 7th Addition. We offer the following comments: <br /> <br />Building Size: The new plan shows an increase in the office/warehouse building size <br />from 29,336 square feet to 31,372 square feet (+ 2,036 sq. ft.). <br /> <br />Access: The previous plan showed that the separation between two accesses on Radium <br />Street would be 100 feet apart. Staff recommends a minimum of 150 feet separation, but <br />although 100 feet was less desirable, it was acceptable in order that the northernmost <br />access would align with the drive on the west side of Radium Street. The new plan <br />shows that the separation has been reduced from 100 feet to 80 feet (- 20 feet). This <br />reduction is subject to the approval of the City Engineer. <br /> <br />Currently, McKinley Street terminates as a cul-de-sac, a portion of which covers the <br />southwest comer of the proposed site. The cul-de-sac is in process of being vacated to <br />facilitate a northerly extenfion of Radium Street. <br /> <br />The site plan shows two accesses to a 26 foot driveway which is located on what may <br />become the extension of McKinley Street to the east. This is acceptable to the City, <br />however, the 26 foot driveway will be considered a private driveway to be maintained by <br />the property owner until such time that the 80 foot outlot is dedicated and improved as <br />McKinley Street. <br /> <br />ti <br /> <br /> <br />
