CASE #: ~ <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF GOBERNATZ 2ND ADDITION; <br />CASE OF JOHN GOBERNATZ <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Gobematz is requesting sketch plan approval to create two new 2.5 acre lots from his 35 <br />acre homestead located on the south side of 177th Avenue N.W., east of St. Francis Blvd. N.W. <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated May 26, 1998 <br /> <br />Notification: <br /> <br />The plat is a minor subdivision for which no public hearing is required. <br /> <br />Observations: <br /> <br />The 3 lot minor subdivision on 35 acres is in conformance with 4 units in 40 acres density <br />restrictions. The development agreement will be drafted to prohibit any future subdivision of the <br />property until the 4 in 40 restriction is repealed or reduced, or city sewer and water are available <br />to the property. <br /> <br />In 1989, Mr. Gobematz gave two of his four children a 2.5 acre lot from the then 40 acre <br />homestead. In 1990, the minimum lot size north of Trott Brook was increased from 2.5 acres to <br />10 acres. Now Mr. Gobematz is proposing to replat his homestead into a 30 acre parcel for <br />himself and two 2.5 acre lots for the remaining two children. His case was presented to the <br />Board of Adjustment and they granted him a variance to the 10 acre minimum lot size <br />requirement. All three of the lots meet the 200 feet of frontage on a public road requirement. <br /> <br />The plat will be reviewed for park dedication requirements by the Park Commission on June 11. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Accept/deny the sketch plan for Gobematz 2nd Addition contingent upon compliance <br />with City Staff Review Letter dated May 26, 1998. <br /> <br />Review Checklist: <br />City Engineer <br /> <br />Copies To: <br />Parks & Utilities Supervisor <br /> <br />PC: 06/02/98 <br /> <br /> <br />
