The submittal includes a site plan dated 7/7/98; <br />prcliminary grading, ,Jrainage, erosion control plan, sheet A-3, dated 7/17/98; preliminary utility <br />.~lan, sheet A-23, date.! 7/17/98; preliminary landscape plan, dated 7/7/98; exterior elevations, <br />dated 7/7/98; the underground/lower level garage floor plan, sheet A3-GAR, dated 7/7/98; the <br />first level floor plan, sheet A4-FST, dated 7/9/98; the second level floor plan, sheet A5-SEC, <br />:ated 7/8/98; and the third level floor plan, sheet A6-THD, dated 7/8/98. All plan sheets were <br />~repared by Miller, Hanson, Westbeck, Berger Inc. Architects and Planners. We offer the <br />following comments: <br /> <br />General: The subject property is approximately 3.8 acres in size and is generally located east of <br />Dysprosium Street, south of County State Aid Highway (CSAH) No. 5 and west of St. Francis <br />Boulevard/State Highway No. 47. The plan proposes to construct a three story, 50 unit senior <br />citizen apartment building. <br /> <br />Zoning: The subject property is currently zoned B-1 Business. The City has initiated a rezoning <br />to Multiple Residential (MR), for which multifamily housing up to 15 units per acre is a <br />permitted use. <br /> <br />Streets and Access: The site plan proposes two accesses onto Dysprosium Street NW. The site <br />plan indicates that the access will be separated by approximately 200 feet, in compliance with <br />City Code. <br /> <br />I,ot Coverage: The lot is approximately 3.8 acres (165,528 square feet) and the building is <br />7. 073 square feet. The lot coverage is 12.7% and in compliance with the Code's maximum <br />35% lot coverage. <br /> <br /> <br />
