I <br />I <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br />I <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BUILDING FASTENERS AND SHARP AND ASSOCIATES <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />CASE <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Dennis Sharp <br />of Sharp and Associates Building Fasteners. The plan proposes to construct an office/warehouse <br />facility on Lot 2 of the A.E.C. Energy Park 3rd Addition. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff Review Letter dated July 28, 1998 <br /> <br />Observations: <br /> <br />The office warehouse use is consistent with the permitted uses in the Business Warehouse zoning <br />district. The site plan proposes an initial building size of 31,404 square feet with a future <br />addition of 19,352 square feet. The ultimate 'facility size complies with the 35% lot coverage <br />restriction. In accordance with City Code, the exterior walls of the building are proposed to <br />consist of concrete masonry units. <br /> <br />The plan shows one access onto Sunwood Drive and two accesses onto the future Jasper Street. <br />It has not been determined when Jasper Street will be constructed. Code requires a minimum of <br />1 loading berth; 4 loading docks and 2 overhead doors are proposed. All driveways, parking <br />areas and loading areas are proposed to be surfaced with bituminous and finished with B-612 <br />concrete curbing. <br /> <br />Two waste storage areas are proposed to consist of materials matching the building and this is <br />consistent with the 100% screening requirement in City Code. <br /> <br />The Landscape Plans complies with the 20 foot wide landscape area requirement along Sunwood <br />Drive and the future Jasper Street. Staff has recommended that the Landscape Plan be modified <br />to provide more trees. <br /> <br />The City Engineer will present a verbal report on the grading plan at the August 4 Planning <br />Commission meeting. <br /> <br />The draft Lighting Plan appears to comply with City Code requirements; fixture diagrams have <br />been requested of the Developer. <br /> <br />O5" <br /> <br /> <br />
