I <br /> <br />I <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BUILDING INDIANHEAD CONSTRUCTION AND A&R MFG. <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />I <br />I <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Indianhead <br />Construction for A&R Manufacturing. The plan proposes to construct an office/manufacturing <br />facility on Lot 1, Block 1, Business Park 95 7th Addition. The following items are enclosed: <br /> <br />I <br />I <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff Review Letter dated July 29, 1998 <br /> <br />Observations: <br /> <br />The office/manufacturing use is consistent with the permitted uses in the Industrial zoning <br />district. The site is approximately 1 acre in size and the building will be 11,049 square feet; this <br />converts to a lot coverage of 24% which is in compliance with City Code. The exterior walls of <br />the building are proposed to be a combination of painted rock face, split-rib and scored concrete <br />block. <br /> <br />The plan shows one access onto 140th Avenue. N.W.; the building will be oriented towards Unity <br />Street. The overhead loading doors are located on the south and east walls, not facing public <br />streets. All driveways, parking areas and loading areas are proposed to be surfaced with <br />bituminous. The site plan needs to be modified to specify the use of B-612 concrete curbing <br />around the perimeter of all blacktop. <br /> <br />Waste storage areas will be provided for inside the building. <br /> <br />I <br />I <br /> <br />The Landscape Plans complies with the 20 foot wide landscape area requirement along Unity and <br />140th. Staff has recommended that the 'future plantings' noted on the south and east sides of the <br />property be incorporated into the current planting proposal. The landscaping on the south and <br />east sides will help screen loading dock activity from the adjacent parcels. <br /> <br />'l <br /> <br />The City Engineer will present a verbal report on the grading Plan at the August 4 Planning <br />Commission meeting. <br /> <br />The submittal is deficient of a Lighting Plan. <br /> <br />I <br /> <br />I <br /> <br /> <br />
