<br />1. Land values in commercial areas are dire~
<br /> affected by the quality of buildings lT-~d
<br /> other iml:~ovements In such areas; in orBer
<br /> to protect land values, it is necessar~to
<br /> regulate the quality of building mate~/als
<br /> and relationships; ~-
<br />2. Adequate landscaping and drainag~ con~
<br />are necessary to control erosion in terrain
<br />areas, and to prevent flooding to adja~ nt
<br />areas; it is therefore necessary to regul te
<br />and require landscaping and draini3e
<br />features of commetdal areas;

<br /> Therefore, the following conCrols shall be
<br />mpiemented by ordinance.
<br />· There is hereby added to ArUde 9L310. t(A)
<br />of the Ham Lake City Code a subsectJon:6,
<br />to read as follows: ;. ·
<br />6. Standards for business operation in
<br />areas zoned C-D shall b~ observed, as
<br />detailed in A~Jde 9-1030.4 of this cede.
<br />I. There is hereby added to Article 9-1030 of
<br />~his code a subsection 9-1030.4, to read as
<br /> follows: ' ·
<br /> 9-1030.4 Soecific Stapdards in C-D Ama~' '
<br /> The ~ollowing standards shaJl apply for any
<br /> Certificate of Occupancy approval in areas
<br /> zoned C-D.
<br /> A. Barking LoLs. Driveways. and Sidewalk~.
<br /> 1. Paving Required. ~!1 parking areas
<br /> for customer and employee pa~ng,
<br /> all access driveways from adjacent
<br /> public roads, and any driveways
<br /> intended for use for the general
<br /> public shall be paved wrth concrete
<br /> or bituminous mater~ls according
<br /> to standards prescribed by the
<br /> Engineer. Drainage for paved
<br /> surfaces shall be facilitated in all
<br /> cases by the use of bituminous curb
<br /> and gutter around the perimeter of
<br /> all parking lots and all public
<br /> driveways. Where particular engi-
<br /> neering problems exist, the City
<br /> may require concrete curbing.
<br /> 2. Setbacks· There shall be a lO. foot
<br /> setback be~veen all lot lines and the
<br /> back of curb on parking lots and
<br /> driveways. There shall be an
<br /> spacing b~tween back of curb of all
<br /> parking lots and buildings. The
<br /> space within the setback area shall
<br /> be governed by the ground cover
<br /> requirements found elsewhere in
<br /> this ordinance. The lot line s~backs
<br /> shall not apply where adjoining
<br />
<br />3. ~ Loading docks shall
<br /> be located to the rear or side of
<br /> buildings, in areas ~hat are as much
<br /> as possible screened from view from
<br /> adjacent public roadways.
