c. Improvements Required: The site plan/building design application <br /> shall show provisions for the following improvements which shall be <br /> constructed in accordance with the relevant criteria prescribed herein: <br /> 1. Buffer areas including screening and landscaping; <br /> <br /> 2. Location and site of on-site septic system(s), plus area for two <br /> additional systems; <br /> <br /> 3. Site access; <br /> 4. Loading docks; <br /> <br /> 5. Exterior ~ lighting locations, specifications and <br /> diagrams of lighting fixtures for the building, parking areas <br /> and site in general; <br /> 6. Bituminous or concrete surfaces and curbing; <br /> <br /> 7. Building elevations; <br /> 8. ~ Waste storage area location and construction materials; <br /> <br /> 9. Site drainage; <br /> 10. A topographical map and grading plan; <br /> 11. Off-street parking and outside storage or display areas; <br /> 12. Calculations of projected water usage using Minnesota Pollution <br /> Control Agency and/or Minnesota Department of Health <br /> guidelines; and <br /> <br /> 13. Color rendering and/or colored material samples. <br /> <br /> Subd. 2. Planning Department Review. The applicant shall submit the plans <br />for the proposed project to the Planning Department at least 21 days prior to a regular Planning <br />Commission meeting. The purpose of this is to allow the City Staff to review the proposed <br />project. The following information shall be submitted by the applicant at this time: <br /> <br /> a. Completed site plan/design approval application; and <br /> b. &54;}0-g~pe~ Application fee and escrow deposit. <br />The City~_.,,~,.,,~,,.r~: .... Staff shall ascertain what on-site and/or off-site improvements exist on the <br />site or are provided for on the site. These improvements shall include grading, gravel base, <br />blacktop, sidewalk, curb and gutter, drainage, parking area(s), sewer systems, storm sewer, catch <br />basins, sewer connections, water mains, wells, property line curbs, buffer areas and other items <br />of a similar nature including streets, alleys, and utility and drainage easements.
