Councilmember moved for the adoption of the following resolution: <br /> <br />RESOLUTION #98-11- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT # RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXPAND A CONDITIONAL USE <br />IN THE BUSINESS DISTRICT TO INCLUDE AN ACCESSORY BUILDING <br /> <br /> WHEREAS, the Anoka Congregation of Jehovah Witnesses, hereinafter referred to as <br />"Applicant", has properly applied for a Conditional Use Permit to expand their use to include a <br />utility shed on the property generally known as 13751 Dolomite Street N.W. and legally <br />described as follows: <br /> <br />Lot 1, Block 5, Riverside West, Anoka County, Minnesota <br /> <br />(the "Subject Property"). <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 9.03.04 of the Ramsey City Code on November 2, 1998, and that said public <br />hearing was properly advertised and that the minutes of said public hearing are hereby <br />incorporated by reference. <br /> <br />2. That the subject property is located in the B-3 Highway Business District and is <br /> approximately .98 acres in size. <br /> <br />3. That the surrounding parcels to the west, east and north are also zoned B-3 Highway <br /> Business and the adjacent property to the south is zoned R-1 Urban Residential. <br /> <br />4. That in 1978, the Ramsey City Council issued a conditional use permit to the Applicant to <br /> establish a church in the business district. <br /> <br />5. That the Applicant has applied for a conditional use permit to expand their facility to include <br /> a 12'x 16' utility shed for lawn equipment storage purposes. <br /> <br />6. That City Code restricts lot coverage in the B-3 Highway Business District to 35% of the lot <br /> area, which in the case of the Subject Property would be 14,900 square feet. <br /> <br />o <br /> <br />That the size of the existing church structure is 2,960 square feet and the proposed utility <br />shed is 192 square feet, for a total of 3,158 square feet, which is in compliance with the 35% <br />lot coverage restriction in the B-3 Business District. <br /> <br />8. That City Code requires exterior finishes on structures in the commercial districts to be <br /> natural or prefabricated stone, unless otherwise approved by the City Council. <br /> <br />9. That the Applicant is proposing to side the utility shed with maintenance-free vinyl siding. <br /> <br /> <br />
