CASE #3 <br /> <br />AUTHORIZE UPDATING OF APPRAISALS FOR PROPERTIES <br />ASSOCIATED WITH THE 153/155TH AVENUE PROJECT <br /> By: Steven J. Jankowski, City Engineer <br /> <br />Background: <br /> <br />In 1995, plans and specifications were prepared for the completion of 153/155th Avenue between <br />Variolite Street and Armstrong Boulevard. Easements or fee title for property needed to be <br />obtained from eight parcels. Attached to this case is the right-of-way plan for this project. In <br />February of 1996, appraisals were completed for six of these eight properties. Two additional <br />properties have takings which are deemed to be minor, and did not require appraisals. Recently, <br />the Road and Bridge Committee was approached by one of these property owners who wished to <br />have the property acquired by the City. The Council directed that staff proceed to negotiate for <br />all the needed fight-of-way for this project. Since the appraisals are nearly three years old, an <br />update of these appraisals should be made before approaching property owners. The City has <br />contacted BCL Appraisals, the firm which prepared the original appraisal for cost on updating <br />them. This cost has been estimated to be $3,500. <br /> <br />Financing. Financing for this work would come fi.om City MSA funds. <br /> <br />Recommendation: <br /> <br />Staff recommends updating these six appraisals for this project at a cost of.$3,500.
