The City of Anoka is the property owner and developer, and is in the process of selling the
property with development anticipated approximately as shown. The owner and end user of the
lot is not yet final. We anticipate property closure prior to next spring for possible 1999
construction.
At this time we are seeking Anoka County review and input into the developmental sketch so
that any necessary work in or adjacent to the County road can be properly planned. The sketch
shows two access points to CR 116. Both are required to provide a fire access lane around the
building, The two access points also act to separate truck access and circulation from employee
and customer access. Neither driveway is aligned with existing Krypton Street located in the
City of Ramsey, The east ddveway Is shown 170 ft from Krypton Street. An attached sketch
shows new eastbound turn lanes for CR 116 which could be constructed concurrent with the
development, The sketch also shows potential for a westbound by-pass lane.' Please review the
area and recommend features to fit both initial and long range planning.
We also request confirmation of planning. As per our recent phone discussion, it is my
understanding that County Road 116 is planned to be 4-lane undivided roadway, likely with a
rural section and paved shoulders. I also understand that the timing for road improvements is
uncertain and is beyond current programming, Any curb and gutter would be a local (city)
option and is unlikely. It is probable that major intersections will ultimately have channelization
and that the intersection of Thurston and CR 116 will be signalized.

Sincerely, '

.~,,_ n A.
