I0. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />I6. <br /> <br />17. <br /> <br />18. <br /> <br />a single family dwelling on the Subject Property and therein deprive the Applicants of <br />rights commonly enjoyed by other properties in the same district, resulting in an <br />undue hardship. <br /> <br />That the owner of the adjacent properties to the East (PIN's 05-32-25-22-0004 and <br />0005) has agreed to grant an easement to the Applicants for access purposes from <br />County Road No. 64 along the west boundary of the above identified parcels, in <br />accordance with Exhibit A attached hereto. <br /> <br />That the grantor of the access easement is also willing to name the City of Ramsey in <br />the easement to provide access to a landlocked outlot owned by the City immediately <br />south of the Subject Property. <br /> <br />That Section 9.03.05 of the Ramsey City Code establishes that unless otherwise <br />specified by the Board of Adjustment at the time it is authorized, a variance shall <br />become null and void within one year after the final action of the Board of <br />Adjustment if not initiated or utilized. <br /> <br />That the Applicants have no immediate plans to develop the Subject Property and are <br />requesting that if approved, the variance be granted for a five year term from the date <br />of approval. <br /> <br />That the City has previously granted similar variances. <br /> <br />That the variance requested is the minimum variance which-would alleviate the <br />hardship. <br /> <br />That the special landlock conditions do not result from the actions of the Applicant. <br /> <br />That if granted, the variance will not permit a use that is prohibited in the R-1 Rural <br />Residential District. <br /> <br />That the granting of the variance will/will not grant the Applicant any special <br />privileges that are denied by this Chapter to other owners of land in the same district. <br /> <br />That if granted, the variance will/will not impair an adequate supply of light and air to <br />adjaeent property. <br /> <br />That if granted, the variance will/will not be materially detrimental to the purposes of <br />this Chapter or other property in the same zone. <br /> <br />That if granted, the variance will/wilI not increase the danger of fire, or endanger the <br />public safety. <br /> <br /> <br />
