CASE <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br />NEARER THE FRONT PROPERTY LINE THAN THE PRINCIPAL STRUCTURE; <br />CASE OF WILLIAM HELLERSTEDT <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />City Code states that accessory structures shall not b'~¢ constructed nearer the fi'ont property line <br />than the principal structure. William Hellerstedt is requesting a variance to construct an <br />accessory garage nearer the front property line than the principal structure at 8630 167th Lane <br />NW. The parcel is approximately 1.02 acres in size, and the house is located approximately 84 <br />feet from the front property line. He is proposing to construct a garage which will be <br />approximately 47 feet from the front property line. The following items are enclosed for your <br />information: <br /> <br />a) Site location map <br />b) Site plan and supporting documents <br />c) Proposed Findings of Fact <br />d) Proposed Variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to notify property owners within 350 feet of the <br />subject property of the request for a variance. <br /> <br />Observations: <br /> <br />The site plan submitted and an on-site inspection reveal that sharp declines in topography, <br />mature tree growth, and drainfield and alternate drain:field locations prohibit construction of an <br />accessory garage in the side or rear yard. <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #98-06- ~ adopting Findings of Fact ~ <br />William Hellerstedt's request for a variance. <br /> <br />relating to <br /> <br />Motion to approve/deny the request for a variance from William Hellerstedt to construct an <br />accessory structure nearer the front property line than the principal structure on the property <br />known as 8630 167th Lane NW, and adopt Resolution #98-06- __ declaring terms of the <br />variance. <br /> <br />Reviewed By: City Attorney <br />B/A: 06/02/98 <br /> <br /> <br />
