REQUEST FOR A VARIANCE FROM STREET FRONTAGE OR LOT WIDTH REQUIREMENTS ON PIN 08-32-25-11-0008; CASE OF JERRY AND JANICE MELBERG By: Sylvia Frolik, Zoning Administrator Background: Jerry and Janice Melberg are requesting a variance to the minimum lot width or street frontage requirement in order that a dwelling may be constructed on a lot they own that is located on the south side of County Road #63 and northeast of Dellwood Hills. The following items are enclosed for your information: a) Site location b) Site Plan c) Proposed Findings of Facts d) Proposed Variance Notification: State statute requires notification of the public hearing to property owners within 350 feet of the Subject Property. Staff attempted to notify property owners within 825 feet. Observations: The parcel is approximately 3 acres in size and is zoned R-1 Rural Residential. The surrounding parcels are also zoned for single family residential dwellings. City Code does not permit the development of a home on a lot that does not meet the minimum width requirements. City Code defines width as the amount of property that abuts the public road. In the rural residential district, the minimum lot width or street frontage requirement is 200 feet. The lot has no frontage on County Road #63. The Melberg's also own the adjacent lot to the west and are proposing to grant an easement for access to County Road #63 from that lot to the subject landlocked parcel. Recommendation: City Staff recommends approval of the variance from street frontage and lot width requirements contingent upon the applicant entering into a variance agreement with the City. Board Action: Motion to adopt Resolution #98-07- adopting Findings of Fact ~. relating to Jerry and Janice Melberg's request for a variance from the street frontage or lot width requirement.
