CASE # 1 <br /> <br />REQUEST FOR A VARIANCE FROM STREET FRONTAGE OR <br />LOT WIDTH REQUIREMENTS ON P.I.N. 08-32-25-11-0014; <br />CASE OF JERRY AND JANICE MELBERG <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />Jerry and Janice Melberg are requesting a variance to the minimum lot width or street frontage <br />requirement in order that a dwelling may be constructed on a lot they own that is located on the <br />south side of County Road #63 and northeast of Dellwood Hills. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location <br />b) Site Plan <br />c) Proposed Findings of Facts <br />d) Proposed Variance <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />Subject Property. Staff attempted to notify property owners within 825 feet. <br /> <br />Observations: <br /> <br />The parcel is approximately 10 acres in size and is zoned R-1 Rural Residential. The surrounding <br />parcels are also zoned for single family residential dwellings. <br /> <br />City Code does not permit the development of a home on a lot that does not meet the minimum <br />width requirements. City Code defines width as the amount of property that abuts the public <br />road. In the rural residential district, the minimum lot width or street frontage requirement is 200 <br />feet. The subject property abuts County Road #63 at two locations; one measurement is 70 feet <br />and the other is 150 feet. In total, the parcel has 220 feet of non-contiguous street frontage. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance from street frontage and lot width requirements <br />contingent upon the applicant entering into a variance agreement with the City. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution//98-07- adopting Findings of Fact_ relating to Jerry and Janice <br />Melberg's request for a variance from the street frontage or lot width requirement. <br /> <br /> <br />
