Draft - Charter Amendment <br /> <br /> CHAPTER 14 <br />METROPOLITAN URBAN SERVICE AREA - MUSA <br /> <br />Section 14.2 Community Development Standards <br /> <br />Expansion of the MUSA enables residential development at a sigrfificantly <br />higher density. The following community development standards have been <br />written to mitigate the impact high density residential development may have <br />on existing lower density neighborhoods thereby protecting their value and <br />quality of life. These standards apply to all residential development receiving <br />final plat approval after January 1, 1997. <br /> <br />14.2.1 Density. Residential property within the MUSA may not exceed <br /> the density of adjoining platted property at their common border or <br /> one (1) residential unit per 2.5 acres whichever is less. Property <br /> platted after January 1, 1997, must implement a graduated density <br /> plan for all parcels being platted within one thousand (1000) feet of <br /> a common boarder with lower density residential development. <br /> <br />14.2.2 Traffic Impact. Property within the MUSA platted after <br /> January 1, 1997, must submit a traffic generation analysis for city <br /> review. Ramsey will review this plan and make a traffic impact <br /> determination. If this determination finds the proposed development <br /> will generate sign/ficant additional traffic through adjoining <br /> residential neighborhood(s) destined for the county and/or state <br /> highway system the city of Ramsey shall limit the density of the <br /> proposed development to that of the adjoining neighborhood(s). <br /> <br />If you have questions, comments or you would like to sign the petition please call 427-8352 <br /> <br /> <br />
