The proposed 2 and 3 bedroom units are 1,405 and 1,323 square <br />feet respectively and in compliance with Code. However, the minimurn fkst floor area for <br />a two bedroom unit is 650 square feet and the minimum floor area for a three bedroom unit <br />is 775 square feet. The fzrst floor areas of the two and three bedroom units proposed are <br />629 and 633 respectively, and therefore do not meet code. However, the upper levels in <br />the units proposed are larger than the main floors and the 2 and 3 bedroom units are 776 <br />and 690 square feet respectively. Therefore, City Staff is recommending approval of the <br />units as proposed because they meet the 800 square feet total area requirement and at least <br />one of the levels meets the main floor minimum area requirement. <br /> <br />Recreational .Space: The Park Commission has requested an aclditional opportunity to <br />review the site plan following preliminary plat approval in order that they may make a more <br />informed recommendation after the site design is finalized. It is anticipated that they will <br />require a tot lot and these are not park dedication credit eligible. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, March 4, 1997 at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W., to review your proposed site plan for the <br />townhouse proposal. I suggest that you, or your representative, be present at the meeting to <br />answer any questions that may arise. A copy of the case cover sheet is enclosed for your <br />information.
